APR reflects the interest rate plus points and certain fees over the life of the loan. Because CapCenter waives lender closing costs, our APRs sit closer to our interest rates than most lenders’.
A “point” is an up-front fee paid in exchange for a lower interest rate (1 point = 1% of the loan amount). A lender credit works in reverse — you accept a slightly higher rate and we pay you at closing.
How current are these mortgage rates?
Mortgage rates can change daily — sometimes more than once a day. CapCenter publishes rates every business day, and you’ll always see a “last updated” time next to our published rates, so you know exactly how fresh your quote is.

Your interest rate is what you pay on the loan balance. APR adds points and lender fees to show the true cost of borrowing. Because CapCenter waives lender closing costs, our APRs sit unusually close to our rates — a quick way to spot the difference between us and a typical lender.
What are points & credits?
A point is an up-front fee — 1% of the loan amount — that buys a lower rate for the life of the loan. A lender credit is the reverse: take a slightly higher rate and we pay you at closing. There’s no wrong answer; it depends on how long you’ll keep the loan and the cash you have today.
