Net proceeds assume a 1% Listing Fee when you buy and sell with CapCenter (1.5% sell only), a 3% buyer's agent fee and typical attorney, termite and grantor's tax costs. How it works
How we estimate your home's value.
We start from what homes like yours actually sold for nearby, then show a range so you can see how much room the market gives you.
- STEP 1
Recent nearby sales
We compare your home with similar homes that sold near you, adjusting for size, bedrooms, bathrooms and age from property records.
- STEP 2
A low, median & high value
The median is our best single estimate. Low and high show the range similar homes sold within. Choose Custom to enter your own number.
- STEP 3
What you would take home
Add what is left on your mortgage and choose sell + buy (1%) or sell only (1.5%). We subtract the fees and your payoff to show your net proceeds.

Frequently asked questions
Home value & net proceeds questions.
It's a starting point built from recent nearby sales and property records. It can't see your home's condition, updates or view, which is why we show a low, median and high value instead of one number. For a price you can list at, ask a CapCenter listing agent for a comparative market analysis.
No. An appraisal is a paid, in-person valuation by a licensed appraiser, usually ordered by the buyer's lender. An online estimate is instant, and a listing agent's comparative market analysis sits in between.
It depends on whether you want to move. Selling turns your equity into cash and pays off your mortgage, but you pay selling costs and need somewhere to live next. A home equity loan or a cash-out refinance lets you stay and borrow against your equity, which you repay with interest. Compare your net proceeds with what you could borrow, then talk to us about either one.
Net proceeds are the money you receive from the sale of a home after all costs and expenses are paid out of the sale price, including your mortgage payoff, commissions, taxes and fees.
Your home's value is a good baseline for what it should sell for. The final sale price can differ based on location, school district and how hot the market is, and your net proceeds follow the sale price.
Add up the costs of selling: liens, real estate commissions, taxes and fees, and the remaining balance on your mortgage. Subtract that total from the sale price. The difference is your net proceeds.
Gains from selling a home can be subject to federal and sometimes state capital gains tax, depending on how long you owned it and your income. Check your local tax rules. CapCenter provides 1040 forms to anyone who sells a home with us.
When people sell a primary residence, net proceeds commonly go toward the down payment on the next home. Once the home is sold and the services are paid, the money is yours to use as you like.
