Questions to ask a listing agent

The agent you hire to sell your home shapes your price, your timeline and what you take home. Here are the questions worth asking before you sign, and what good answers sound like.

Key takeaways

  • Ask how they'll price your home, and look for an answer backed by recent local sales.
  • Ask what's in the marketing plan and how showings and offers will be handled.
  • Understand the listing fee, what it covers, and how the buyer's agent is paid.
  • Read the listing agreement's length and exit terms before you sign.

Questions about pricing

Pricing is the biggest lever you and your agent control. A strong agent should be able to explain the number, not just name it.

  • What price do you suggest, and which recent sales support it?
  • How do my home's condition and updates compare with those sales?
  • What's your plan if we don't get much interest in the first few weeks?

Questions about marketing

  • Who takes the photos, and will you offer video or a floor plan?
  • Where will the listing appear?
  • Do you recommend staging or any repairs before we list?
  • Will you hold open houses, and who will run them?

Questions about showings and offers

Day-to-day handling can make the process smoother or more stressful.

  • How will showings be scheduled, and how much notice will I get?
  • How often will you update me, and how?
  • How do you compare offers beyond price, such as financing, contingencies and closing date?
  • Who will I work with day to day: you or a team member?

Questions about fees

Ask for the listing fee in writing and what it includes. Also ask how the buyer's agent will be paid. Since 2024 industry rule changes, how buyer's agent compensation is handled has become something sellers decide and negotiate. Your agent should explain your options clearly.

At CapCenter, our listing agents provide the full range of services you expect. Our standard listing fee is 1.5%, with a $3,000 minimum. Sell with us and buy, or finance, your next home with CapCenter within a year, and it's 1%. Terms apply; see Offer details.

Questions about the agreement

The listing agreement is a contract. Read it before you sign, and ask about anything that isn't clear.

  • How long does the agreement last?
  • Can I end it early, and what happens if I do?
  • Are there any fees owed if the home doesn't sell?
  • What happens if a buyer I found myself makes an offer?

How to compare agents

Interview more than one. Be wary of picking the agent with the highest price estimate. A number that's too high can leave your home sitting, and a home that sits often sells for less in the end. Choose the agent whose price is best supported and whose plan you trust.

Frequently asked questions

Should I pick the agent with the highest price estimate?

Not on its own. Pick the agent with the best-supported price and a clear plan.

Can I end a listing agreement early?

It depends on the agreement. Check the terms before you sign.

How many agents should I interview?

Two or three is common. It gives you a feel for pricing and plans without slowing you down.

Is the listing fee negotiable?

Fees vary by agent and brokerage. Ask what's included and get the terms in writing.

What does CapCenter charge to list a home?
