How the CapCenter 1% Listing Fee works

When you sell with CapCenter Realty and buy or finance your next home with CapCenter within a year, you may qualify for a 1% listing fee. Here is how it works, what's included and what to check.

Key takeaways

  • Sell a home with CapCenter Realty and, within one year, buy with CapCenter Realty or finance a purchase with a CapCenter Mortgage.
  • If you buy first, then sell, the listing fee is 1%. If you sell first, you pay the standard 1.5% and the 0.5% difference is refunded when you buy with CapCenter Realty.
  • Any commission offered to the buyer's agent is separate and set by you.
  • Terms, limits and a minimum fee apply. See Offer details.

How the 1% Listing Fee works

Our standard listing fee is 1.5%, with a $3,000 minimum. Sell with us and buy, or finance, your next home with CapCenter within a year, and it's 1%. The 1% fee applies when you sell a home with CapCenter Realty and also do one of these within a 365-day period:

  • Buy a home using CapCenter Realty, or
  • Finance a home purchase with a CapCenter Mortgage

Buying first vs. selling first

The order matters for how you pay. If you buy first and then sell, CapCenter charges a 1% listing fee when you sell. If you sell first and then buy, you pay the standard 1.5% listing fee at your sale. The 0.5% difference is refunded to you when you buy with CapCenter Realty.

The same person must be the seller and the buyer in both transactions.

What's included

You get a full-service CapCenter REALTOR® for your sale, including:

  • Pricing advice and a market review
  • Professional listing photos and marketing
  • Showings and offer negotiation
  • Coordination through closing

What's not included

Any commission you offer to the buyer's agent is separate from the listing fee. You decide that amount, and CapCenter typically recommends offering a competitive one. Other selling costs, like your share of transfer taxes or repairs you agree to, also stay with you.

Rules to know before you count on it

The Offer details list the full terms. A few highlights:

  • If you qualify by financing with a CapCenter Mortgage, the loan must be at least 50% of the purchase price and for a primary home you move into within 60 days.
  • With the mortgage option, you'll need to make at least 8 on-time monthly payments in a row. A large principal payment during that time may affect eligibility.
  • If you qualify by buying with CapCenter Realty, you'll use CapCenter's preferred title and settlement agent at market rate, and CapCenter must earn at least $5,000 net on the purchase after the Realty Purchase Credit.
  • It isn't available on commercial property or unimproved land, and only where CapCenter has realty agents.

  • Difference: $2,125

Combining it with other savings

You can combine the 1% Listing Fee with CapCenter's ZERO Closing Costs mortgage and the Realty Purchase Credit on your next home, subject to the offer terms. When you buy with CapCenter's Realty Team, you get a credit of up to 0.5% of the purchase price, where we offer realty services. It combines with ZERO Closing Costs and the 1% Listing Fee. Financing is subject to lender approval. See Offer details for the full terms.
